50% of it is permanent single/double-wide type housing, 40% is seasonal trailers and the remaining 10% are for transient sites. These sites are not long, and the grounds are all covered with stone. I barely got my 28' TT into the site last month when I was there. The roads are curbed and narrow, making it very difficult to back in. I don't know anything about Shady Pines, but I live minutes from Long Beach CG in Barnegat on 72 and I'm not hearing good things about it. Bad service, nothing gets done. - Doug33Explorer

They are not seasonal only and have some nice sites. It does get crowded in season. Sunset Beach becomes dog friendly AFTER the high/peak season usually mid to end of September to the beginning of May.
