Building RV park near McKinney TX, what would you want most?

Concrete is very high today, and if the park is 60 to 100 miles from the concrete company very very high cost. But yet because the park is far from anywhere in the west and you are sleepy so you stop, but yet you want it cheap and a great site. If it is a couple bucks over the last park, you are writting him up as greedy.
