I do not think you will find things much worse in Yuma than any of the other popular Snowbird locations in the USA.
In fact Phoenix has had a much worse downturn in the last 5 years.
There have been many very nice homes that have been abandoned and turned back to the county for taxes.
I suspect you can get more for your money in Phoenix than in Yuma with the current buyers market.
