Not Sure if this is a "Yuma only" issue. There is a resort next to us here in southern California with double wide mobile homes on rented lots right on the golf course, they can be had for $20,000 and up and there are a few for sale at those prices.
Changing demographics, and perhaps the C$!
Unfortunately it is a trend in South Texas RGV too, maybe not quite as bad as Yuma but lots of places for sale and at prices the same or less than 10 years ago.
10 years ago you needed advance reservations at most parks now you can just drive into most parks and have your choice of many sites.
Ownership parks are doing a little better being nearly full and prices not increasing but not really dropping much.
The local university study says 40,000 less Winter Texans here than 10 years ago. It is a rare day and cause for celebration when a new resident under 65 shows up.
