Got to be a very interesting read, which got me to thinking. I doubt it's the Canadian dollar doing it. Yes, in the short term it is having an impact. I believe instead it's the lack of US pensions. As the older snowbirds that have pensions are giving up the lifestyle, there simply is not a new generation that has that form of secure retirement income to draw upon. The secure three legged stool of SS/savings/pension is now a wobbly two legged stool.
If that really is the case, then there will be no more two places of residence since that is a luxury item. New retiree's will have to chose between family and old friends in the north, or warm winters and new friends in the south. To extend the logic, park models will be a thing of the past due to their transient feel. Retiree's will be looking for homes and a sense of community, and not just activities to fill the winter days with till they can return to their homes/community.
