For Sale signs in the RGV

I am sure that it has nothing to do with our recent weather, but it appears that about ten percent of the park models and mobile homes in this Alamo, Texas park have for sale signs on them. Is this the case in the rest of the RGV. It is really a buyer's market.
  • Florida is a different climate and a different lifestyle than the Texas RGV. Many folks do choose Florida for a winter home, but many more choose Florida for a year-round retirement.

    The Texas RGV isn't as good weather wise in the summer - with average temps 8-12 degrees hotter than south Florida's 90-92.
  • The prices here are nowhere near those mentioned in Florida. The top home for sale in this mid-range park has a price of around $30,000 with many units available for half that. There are approximately twice as many units for sale in this park as in the past few years, according to the woman who handles such things.
  • Don't know about sales in Texas, but in SW Florida folks aren't selling out. We are not ready to purchase yet but thought we would just investigate some neighborhoods for future references.

    For a owner-owned lot for a decent sized park model to sit on we are finding prices from $90,000 to well over $200,000. You can cut that in half if you want to purchase in a park where you don't own your lot and pay $700 or more a month in rent.

    We went through a couple parks and only found one or two units even for sale. I suspect baby-boomers are still retiring to Florida in record numbers.

  • Have to agree with most comments here. I live about 300 miles from the RGV. About 15-20 yrs. ago it was very desirable to stay down there. Many gated parks there now as the makeup of the general population has changed and a lot of winter Texans are not staying that close to the border. They elect to stay in the San Antonio-Austin-Corpus areas.
  • The aging of the present RVing group is certainly a major factor with the next generation not coming into the life style in as large a number as in the past. We have three friends that could no longer travel due to health reasons who offered their RV to their children free of charge and were turned down. They now are trying to sell their rigs on the open market.
    For Canadians there is the added factor of the increasing cost of out of country emergency medical travel insurance that keeps rising yearly as you age. The DW and I on fixed incomes are in that dilemma now and do not know how much longer these insurance costs, lot rentals and travel expenses will allow us to continue. It was a close call this year.
  • Due to age, illness & death in our retirement community we have a greater than 10% turnover. This has been the norm.

    However stats show 40,000 less Winter Texans than peak numbers several years ago so that must account for many in some parks. We happen to be in a desirable park so sales offerings are selling briskly if reasonably priced.
  • What appears to be happening across the country is that the new 'seniors' who turn 55 are not interested in buying into a specific location.

    They want to keep their options open and not be locked in long term to one region.

    Where 5-10-15 years ago all the folks coming down wanted to stay long term, now new folks appear to not want to be tied to one region/ park.
  • We have a higher percentage that that out here in Mission. But then again since these parks are 55+ usually you will see at least 10% turn over per year.
  • We've seen the same throughout the NE from about the middle of last season till now. In fact, some of the pricing has been so good on park models we toyed around with buying a 4 year-old beauty on an owned site in one of our favorite destinations (went new camper and TV instead). Thinking it's the delayed effect of the economic depression of a few years ago plus the aging of the generation of owners.
