BUT, if it were close coupled to a restaurant or fuel stop, it would suddenly be a adjunct that made the service more attractive.
If you also add a motel, lots of souvenirs & fireworks, plus a car/RV wash, you pretty much have Camp Pedro @ South of the Border in South Carolina. Right off I-95, it seems to be mostly overnighters the times I've been there. Pretty cheap ($23, IIRC), with discount rates for just about everyone. So, I guess it can be done, although that place dates from the 1950's, when land was much less expensive.
