Not distressed or dirty.
It's highly populated during season. Like any other tourist area that quadruples in people if not more, it takes a beating. It has it's place. Stay in the park if you want rustic and no hookups. Stay in/near gatlinburg/pigeon forge if you want hookups and more activities and shopping.
