KOA is nothing more than signage/branding, with the exception of a handful (less than 10) of corporate-owned parks. Every other one is an independently-owned park that the owners pay royalties to KOA on all stays and store sales in exchange for listing in the directory, online site, reservations system (Kampsight), etc.
Other than the online reservation system, one really needs to ignore "KOA" in the name and consider each one as an independent park.
