If you can get away with it, make it a pull through. As long as the HOA is working with you, ask for the variance and get that extra 10 feet. The storm shelter idea is a great idea. My folks have a 40x60, with 3 bays, and one is a pull-through. It's amazing. In a pinch, you can get 5 rigs in there, with room to walk around them all.
