Buy a NEW ROOF Gasket
Disconnect A/C power and control wiring (120V AC and 12V DC)
remove hold-down bolt nuts (4 total)
Then up on roof and lift A/C Unit up/out of rood top hole
Clean up roof surface
Clean up bottom pan on A/C unit where gasket sits
Install new gasket and set A/C Unit down into hole
Install hold down bolts....then nuts
Tighten nuts 'X' pattern until 'SNUG' (if you have an 'INCH' torque wrench --- 40 Inch/Lbs) the new gasket is 1" thick and should be compressed to 1/2"
Do NOT over-tighten
You will crush gasket and deform roof line------SNUG only
