In my book, functionality counts more than an aesthetically pleasing rotten roof. I scraped all of the self leveling stuff off the vents, fans and antennas then applied Eternabond. Not all looks pretty but all is water tight and am sure the next owner will appreciate that more than a rotten roof with beautiful self leveling stuff.
Oh, one other thought, go crawl on top of some used units on that service manager's lot and see how they are kept up, I have been unimpressed with the care I have seen.
