I use Tilex Mold & Mildew remover. Pour 2 qts into a bucket, use a extra brush put onto end of extend-a-pole. Rinse both sides of awning to get wet. Put on old clothes that I don't care about if the Tilex gets on them (it's a bleach), safety glasses/goggles, do the underside 1st, then topside. Roll up awning, wait 20-30 minutes, unroll, rinse. Done. Looks like new. Let air dry and roll back up.
