I would hope that the poor guy didn't even pay $50k for that Raptor new! Perhaps he was upside down on a trade. My opinion is that $45k would be top price for that rig and that is a stretch.
As far as worrying about water damage, unless there is visible damage to the roof, a 2012 should still have all the caulking in pretty good shape. That is assuming that it was done properly from the factory! It is recommended to re-caulk every 2 years, but it takes a few years for the factory caulking to deteriorate enough to cause leaks. I would pass on this one, but not for fear of its condition.
