Thanks to all of you for your timely, good advice. If lubing the legs doesn't help then it's obvious now that I'll have to replace the whole system. I had been considering the more expensive duel motor system but I just wonder if it's really necessary after my experience with being able to jack up the trailer and truck with the little truck jack. Maybe I ought to just put a 4*4 along the inside front edge of the trailer and jack it up there...without spending a dime. I'll have to think about it.
