Do you still get the noises when the weight of the trailer is still on the truck?
As far as I know, there is no requirement to lube anything on the landing gear.
This is not directly related to your problem but something you might want to correct. The wires looped over the drive shaft below the drive motor are a bad idea as the shaft rotates whenever the motor is running. I would try to reroute them.
The noise and jumping is actually worse when there is no weight on it. With weight, seems to work ok. Noisy and slow, but no skipping or jumping. The popping is worse with no weight. While retracting last time it actually hit one point that it was popping (jumping teeth) and wouldn't retract. It finally caught and retracted all the way. Maybe weight is pushing the gears up or something and helping them engage better??? I'm just afraid that one of these days it will happen with weight on it and I won't be able to hitch, or unhitch.
I did see the wire over that shaft. It doesn't seem to be chafing at all, so I haven't made a point of fixing it right now, but when I tear into the unit I had already made a mental note to re-route those wires.
