The title issue is going to be state-specific. Sounds like the OP knows what the DMV is like in his home state and that's good news.
One thing to consider is if you'd be able to get your original investment out of it just by selling the wheels and tires along with appliances on Craigslist should you start stripping it and discover more damage than you'd like to tackle.
I walk by a similar rebuild in my neighborhood every couple of weeks. The front cap is completely off along with the bed and cabinets. I haven't spoken with the owner since I'm usually cruising by with my dogs in the pre-dawn hours.
If you're planning on using the fiver yourself and have a tow vehicle with hitch, I'm in the go for it camp.
