I didn't note anyone making this point so...
EACH STATES RULES GOVERNING CCRs ARE DIFFERENT (yes I meant to yell)
So, breaking a set of CCRs in one state might be easy, in another, hard.
In some states a HOA doing "selective enforcement" can mean the court throw the entire case out, with prejudice and awarding legal cost against the HOA.
There are only a handful of CCRs the court will just toss, like racial discrimination.
