Replacing couch ?
As you can see from my sig I bought a used 5er, the unit is mint except the couch springs are loud as yell and have seen better days. It is one of the units you lift and pull forward and it drops flat...

Just noticed you siad water heater was under there too. With that venting outside for gas and such my options are going to be very limited without major mods.
