We were over 5 years from retirement and bought an RV Lot in north GA site unseen in 2012. We chose it because it's near our kids homes. A place to park long-term wasn't a priority until we saw more of the country and decided we'd rather own than rent 12 mos out of the year once we're retired.
Part of our 5 year plan to have everything paid off by retirement.
Had already ruled out other locations, including hill country of TX. While it was fun and interesting, I'm not a fan of cactus since I grew up in the PacNW.
We wanted something near immediate family and not too far from our Grandkids. We can still travel in the 5er to see other family in FL, OR, WA or NM.
