Thanks for the advise folks. Regardless of our final decision, this house will be on the market by next June. There just won't be any reason to stay in this location once my youngest graduates.
We've considered the option of finding a small piece of land with either a metal building or small dwelling as a "home base", but not sure what to do about maintenance while we are gone. We also want to keep our residency in TX. We aren't really particular about the exact location, as long as it is away from the big cities.
Downsizing will be a royal pain. Sixteen years in the same house makes for the accumulation of a lot of stuff. I know all of my big woodworking tools probably need to go. I don't see myself doing much furniture building or cabinet making in the near future. Heck, I don't think I've turned on my table saw in two or three years. Besides, I've found I can do quite a few things with just a couple of Festool items.
Another big concern is guns and ammo. I do plan to use up all my reloading components and selling of the reloading bench. Even at the current rate of two or three range trips a month, I probably have enough ammo to last five or more years. I don't really mind getting rid of a few guns. Many I bought because the price was right and they were more of an investment than need.
Furniture will be the last thing to go, as we'll need it to stage the property. However, once it is time; it will need to go rather quickly before closing.
We aren't actually set on any one particular TH. One of the reasons to go a bit bigger than would seem necessary is that we have one grandchild on the way, and who knows how many will follow. My eldest son already warned me to prepare to spend a couple of weeks of "pappa" time each summer; the same way we always let them spend part of each summer with their grandparents RVing.
I've got a lot to think about, but almost a year to really get everything in motion.
