Yeah, many thoughts on this from the "Been there done that" side of me.
If a unit is a leaker and you see evidence of water damage from the leaks, I would be prepared to do a lot of pushups, bring your cardio up to snuff and "RUN FORREST RUN"!!! Run as fast as you can!
I have found that from personal experience, the damage you see is about one tenth of the actual damage. Once you rip it apart you will find way more than what is initially visible.
33 Grand for a leaker is very grossly overpriced.
I have been there done that and I'll tell ya, fixing a soft floor and ceiling is BIG TIME work and money. Even if you can do this yourself, you will still be in for a massive amount of work and it is truly not worth it.
Find something in good shape and even if you have to pay a few bucks more, it is well worth it!!
Trust me on that one. After spending thousands of dollars and about a thousand hours on fixing a rotten old Citation, I can honestly say it is not worth it!
The amount of work you have to go through to fix a soft floor and ceiling properly is staggering.
Run! Run away!
