They could not pay me to take that 'leaker' of their hands.

If you are really interested, have them get it fixed and then make a deal. Tell them you want to see what is being done as it gets fixed. So you can be sure it is done right.

A don't forget the water damage is ONE thing. But the bigger issue is to make sure the source of the leaks are fixed. That ain't always so easy.
