Actually not as funny as you think. Palmetto Palms is a gated RV resort on Summerlin, approximately 1.5 or 2 miles from both Fort Myers Beach and Sanibel Island causeway. It meets almost all my desires, except your RV can't be longer than 35' or so plus any future park model can only be about 30' x 30'. Just in the last couple of years there have been lots/units sold there for under $70,000.
But I agree, being closer to beaches will no doubt cost much more.
With the size restrictions, that is why the price is lower. This is NOT the average rate in the area. As a matter of fact it is probably the ONLY park in that price range.
It is also $20.000 over your own specifications.
