It may be untitled but it is still 2 years old, as are the tires, batteries, seals, sun deterioration on all the exterior and curtains, electronics, etc.... The value of the MH will be what a 2 year old one is worth, not what a new one is worth, as that is what it will be once it is driven off the lot.
The reason it has not already been sold is because it is over priced and no one is willing to pay that amount. A MH that is priced correctly will not remain on the lot very long. The longer it sits on the lot the less it will actually be worth BUT it will still be advertised as NEW.
