Asking 40 - 45% for a two year old MH is a good starting point. They have to pay to keep it on their lot and keep the maintenance up on it (required by the mfg). Start out by going over the obvious possible issues - tires just sitting with the sun and weather beating on it without moving ( tire issues for one) - generator needs to be ran regularly ( how many hours on it?) - how are the batteries being maintained ( are they charged and topped off) - engine ran to keep seals lubrictaed and fluids circulated properly ( how many miles on it and engine hours). If they haven't drove it to lube the transmission - good luck.
Look at ways to pick it apart as these things could very well be issues - warranty or not. It could mean a lot of problems down the road and lots of time in the shop. If they won't move - suggest they pay for the exteneded warranty above the normal engine and chassis.
