It might not work too well with agent, but I know that stack of green bills dropped on the table will always make the seller considering slightly lower price.
That said, I am bargain hunter and I negotiate hard on most of the occasions, but few times in my life I just paid the asking price with no comment.
If somebody gives me good deal, asking for lowering price is like begging for donation.
Just like the guy who I gave my kitchen cabinets for free on condition that he will remove them. As thank you he cut down 10 years old tree becouse it was scratching his elbow when he was carrying the cabinets down the steps.
