You do understand that all those leaks were probably due to freezing? You are heading south but even Georgia gets freezing weather. Remember the snow storms last winter? I noticed in your pics that there is no insulation around your pipes. As long as you're at it you should probably insulate. Especially where the pipes near the outer walls. I know little about insulation being fro SoCal but plenty on the forum do.
