I am amazed how this half-truth is ingrained, absolutely BURNED into the brains of the RVing public. I guess it has to do with the fact that most lying sales weasels let it roll of there tongue so often, that they even they start believing it. The rubber roofing MATERIAL is guaranteed to not fail in twelve years. Not surprisingly, 99.99% of the time, it will last just fine for twelve years. That said, IF it would fail, AND you can successfully force the manufacturer to admit that they sold you a defective product, they will replace the product. "Replace" as in they will ship you a new piece. Now you may be looking at a $4-5K bill to do the job, and graciously enough, the manufacturer sends you a $400 sheet of EPDM, and is not responsible for another dime of the repair.
The larger issue is the there are NO warrantees on any RV roof if you do not clean, inspect and maintain the integrity of all sealants on a regular and documented basis. Which leads us to the truth. That being that the vast majority of roof failures are due to water penetration at sealant failures, not from a failed cap sheet of rubber, plastic or fiberglass. In reality, there really is no such thing as a roof warrantee, and the whole concept of a "twelve year roof warrantee" that gets tossed around at every dealership, is nothing but a salesmen's lie, backed by a worthless piece of paper.
