If you are not going to be moving it often I would definitely look for a used larger travel trailer. Those big trailers are often DIRT CHEAP and all they really need is a resealing of the top, a good cleaning on the outside and maybe new tires if you are going to move it a lot. At the campground I was at someone was selling a 40' 5th wheel trailer for $2600, they said everything worked, it even had a washer and dryer in it.
Look more closely at regulations because if it is on wheels there might be a whole lot less inspections for a MH which has already passed numerous inspections. Of course, you are going to want to have somebody go over any prospective purchase carefully so you dont get stuck with repairs.
Using travel trailers (TT) for business is getting very big right now, as is using them as a guest facilities, as offices, music rooms, etc. in people's back yards! Just do a google for ... business travel trailers
