Make sure you are using the correct charging profile for the AGM batteries. Charge fully. You will have a surface charge of 13.5 volts. The batteries should settle down to 12.7 or 12.8 volts. Then run the fan or something to see how long they last. My batteries drop to around 12.5 once under load, and then hold there for many hours. Then start dropping to 12.4, 12.3, etc.
When the reading is 12.0 volts, that is 50% discharge. Time to start the genny and charge them back up.
