If the seller allows it, you can also remove the inside skylight framing to get a really good look. I wrestled with a leaky skylight for years, but the water intrusion was minimal because I paid attention and always pulled the frame to dry it. I finally fixed it.
Now as for the smell, no way - I walk away from that.
