We full time, and use the AC/heatpumps on a daily basis. About once a year during times of the highest temperatures and humidity we will get water "leaking" out of the AC ceiling grills. We will go up on the roof, open the AC units up and remove the metal shroud on the condenser coil and clean the coil with a toothbrush. Usually we will find the coils to be impacted with dust which can almost look like a felt pad and be peeled off to start. Make sure not to bend the fins of the coil, as this will lower the efficiency of the unit. At the same time we will blow out the drain line and clean the condensate catch tray. Make sure you have a roll of silver aluminum duct tape to reseal the shroud joints and throw the AC circuit breaker before climbing up on the roof.
