My roof membrane is 19 years old, sits in direct sunlight every day in Southern California. I wash it once a year with water and soft brush. It is now at the point where I have to recoat it. I have made a few repairs over the years using dicor type products. In a couple of weeks I will be coating the entire roof with Henrys 280DC from Home Depot.

Yours looks great compared to mine.
