Without seeing the MH or knowing how many batteries you have, I am guessing but here is my take on this. If you have 4 house batteries and 2 chassis batteries at $100 apiece that is $600. The roof you can wash and reseal yourself with some caulk and a gun. The A/C are just washing the coils and maybe cleaning the foam filter inside on the ceiling. I don't know what general maintenance is involved with the furnace, mine is 18 years old and still works fine and I have not done anything to it. I can't imagine what a 3 year furnace would require. If it were me I would have the owner drop the price by $1000 and do the work myself. Good luck with you new MH.
