I see the owners son has offered to drop the price and sell as is..
Well have him drop the price $2000.00 and buy it as is. The sale is already as is after all.
Then pocket the money you saved and do the roof yourself. The other items can be done as needed. AS the A/C is blowing cold that can be differed and so can the other items. Take the new rig out for a shakedown and discovered what really needs to be done.
By the way find a service place that does not pile it on. The place it is at certainly piles it on. IN fact I bet you can find a really competent mobile service guy to come do all the things on your list for much less. This will give you the opportunity to develop a relationship for when you really need the guy
