It really is a dollar question. Do you want a new trailer? Can you afford a new trailer? I would want to see the mold. It can be treated. A pressure test is a great way to find leaks you did not know you had. If it were me I would fix if damage is minimal. I would also let whoever did the maintenance they missed the mark. I am currently saving up for a new trailer and will demand a pressure test prior to signing. Best of luck
