If it needs to be fixed up, put that in the ad. If you are selling it for $5,000 due to roof leaks, bad tires, ect. it will be listed as a fixer upper, and no low balling, as the price already reflects the condition of the 25 year old RV.
If the engine runs good, transmission is OK, and everything else can be restored, list it as that. List the mileage too, everyone needs to know that.
