Honestlt, I'd leave the mattress in the unit so potential buyers get a better sense of size relative to the space it occupies. Just put a new mattress cover on it, or make up the bed entirely for presentation purposes. Just let the potential buyers know it's the original mattress and the reason you didnt change it out.
