Selling of MH

Roy, a suggestion to help it sell when you get ready.. take all the cushions and fabric things that can be removed without destroying and sit out in the sun a whole day. Leave RV windows and doors open so lots of fresh air can get in. You would be surprised how much fresher it will smell if all the cushions, mattresses, etc go outside in the sun for a day. The sunshine will kill all the closed up, unused, musty, dusty smell.

DSDP DON: I guess so Drove it home from the foot hills where I had some work done, sure drove good. I have had 4 new tires put on new vinly plank flooring and new carper, 6 new batteries so any one who buys it will be ready. I was going to have a dealer consign it but I think I will wait until spring and just do crags list now. My Wife passed in 2007 being trying to keep going but have not used it can't see paying taxes and Insurance and it parked beside the garage. Tanks for asking. Roy

This is not an answer to the OP's question but an interesting (in my opinion) related issue. I was looking at MH's at CW with intent to buy. I spotted an '05 Itasca that looked good and I started checking it out. After looking at the inside and generally the outside I then began opening the basement doors and to my surprise, each basement was chock full of many different items from tool kits, to a child's scooter, umbrellas, variety of oil products, rugs, ladder and much more. I could go on but you get the idea. I later found that the coach was there on consignment. The elder owner had passed away and his wife sent the unit to CW to be sold. It appears she (owner) had asked someone to clean it out or maybe she did before sending it to CW and they or she only 'cleaned-out' the interior without even looking at the basement. Or, maybe she just didn't want what was in the basement.

By the way...I bought it! Not sure if the 'full-basement' compartments was the deciding factor, or not. Didn't hurt!! :B/ Larry

I agree with super_camper. We had ours for sale and continued to use it. Luckily when it sold the new owner gave me 4 days to deliver it.

If you're not using it then it would be best to empty it. We filled a single car garage with everything we took out and sorted through it before we put it in the one we bought. We only put about half of the "stuff" back in the new one that we had accumulated in the old one.

We continued to use our MH while it was listed and showed it with our stuff still in it. MH's often don't sell right away so if you take out your stuff you lose the benefit of using it.

It was no problem at all showing it with our stuff still in it, there was no confusion either as we said we will remove everything.

I don't think the point above about having it ready for someone that wants it immediately is realistic. I would rather they not pay cash because of the amount and I could have emptied it in the time it took someone to go out and get a bank draft from their bank.

Yes, get everything you want to keep out BEFORE advertising it for sale!
Just imagine that somebody drove up, said "OK, I want it, I'm in a hurry, here's the cash, give me the title and a Bill Of Sale, take your license plates, (that's what we do in Montana) I need to get going!" when you say "I need 15 minutes to get our stuff out." He says "I don't have time to wait, if I can't take it now, the deal is off!"
there aren't many people that are in that much of a hurry, but it does happen.

Take everything out that you do not plan to let go with the MH. For one, it will look much less cluttered and as another poster stated, look much larger. I do not want to look at someone else's shaving kit or toothbrush. Just my opinion. Wish you the best.

We sold our Travel Trailer fully furnished with bedding,towels, kitchen everything decorative as it had a Western theme. We had everything else out of the RV and it was spotless inside and out. So what they saw they got. Sold it to the first person that looked.
