We are thinking of stepping into the C world and my parking limitations regulate the length.
To expand on that, If I'm seeing a 25 footer, can I assume that the RV body is about five feet less to take the Van front portion in account?

It depends on what you're looking at. If you go by the manufacturer's model designation, you'll more than likely be off by a foot or more. I had a 21A that was actually 22'long. My 22RK is 24' long and my 31K is 32 1/2' long.
