I have sold 5 houses in my lifetime in south west Florida. Never had a problem.
What worked well for me was before placing it on the market, I always got two independent estimates.
Then I listed the house for what those estimates indicated. That is pretty close to what the lenders will go along with. No sense in trying to get more, the banks will not loan on it.
I'm sure I could have gotten a few thousand more on each house, but is it really worth it? I didn't think so.
Last house sold in 8 days.
