I can sympathize with the OP. We are working on selling our home in Mass to move to Florida. We have a beautiful home in a desirable area...quite, rural, 3ac, BUT...
Our home has a beautiful in-law apartment. Not a finished room in a basement, but a purpose-built in-law with wide, wheel-chair accessible doors, it's own kitchen, bathroom (with laundry) and it's own private deck.
Every real estate article you read says that this is a growing "need" in the real estate market...extended families, au pair appt, older children living at home, etc.
While all of that is true, believe it or not, not EVERYONE wants to live under the same roof as their in-laws ;)
So while it adds value, it ONLY adds value to a narrow market segment. For the rest of the potential buyers, it's a negative..."But what would we do with THAT space?"
So we wait for that special needs buyer, which takes time. Selling a home is also somewhat random. The person that needs/wants that home may walk in on Day One...or may not come around until 6mos later. That part of the equation is pure chance.
