There is almost assuredly some other factors at work besides the garage. It might be price, it might be the rest of the house, we have no idea. A year without a sale could be ridiculous or it could be wildly optimistic.
A realtor can only do so much and is limited by the potential profit. Since the realtor pays the advertising tab out of their profits, they have much less ability to advertise on short term listings and lower priced properties. The best salesperson in the world can't make a person buy a home they don't want. I agree with a few of the others, it's time for a dis-passionate appraisal and evaluation.
