The OP lives in a desirable town, between Tampa and Naples. Great beaches including Boca Grande.
As other have mentioned: 1.It's being advertised to the wrong potential buyers.
2. It is vastly overpriced.
The last time I was through that area (2 years ago) houses still had plastic sheeting from Hurricane Ike (maybe Charlie). People should be lined up at your door. Something is very wrong here.
