Gutfelt: I can only tell you what my Tax assessor Bill reads. If you want an Idea of how much people pay for their property, go to realtor. com or trulia . com. Usually they have a Picture graph of the yr'ly expenses regarding a house and it includes property tax. For example if I get on realtor . com and look up a mil dollar home in Vermont the property taxes would be around 2k a month, hence 24k a yr. Here in San Antonio it's almost the same. Now if you want to know my tax rate, which I have here black on white in front of me, I painfully and shamefully must tell you it's 2.65%.
I'm sure california is higher but I feel you left something out and that your calculations may be 1or 2 zeros off.
Chainwright: Years ago California was taxing the old folks out of their homes. I'm not sure what year it was passed but we have proposition 13 which locks in your tax rate at the time of purchase. The taxes can increase but at a much smaller percentage.
Since we've had our house 21 yrs., it seems like it hasn't changed all that much.
Mile High: I'm not seeing a lot of converted coaches, entertainer coaches lined up at the Prevost centers with emission problems. Anytime there is an added device, it certainly can be something that might need attention. But, look at the whole picture. We are not polluting the atmosphere!
There are virtually no fumes from our coach when it it running. Now, if I'm running the genny, different story. :p
Non Particulate Filter coaches will put them at 2006 or older. Some manufacturers bought up a lot of non PF engines so you might find one in a 2009 unit. DEF came out about 2012.
Personally, I like new so I went with the current emission standard. Our 2008 Monaco Dynasty was one of the first to have a particulate filter and in 7.5 yrs. and almost 70,000 miles, never had an issue with it. It would regen about every 10,000 miles.
Safe travels,
MM.
