I would run the cable and have it available to all. Most of us have SAT and seldom use cable and forget some families still travel without it and want to watch TV for local news and weather. Digital broadcast makes the rabbit ear system go away. Factor in the cost as you develop your nightly rates...I look forward to visiting your place...keep us updated & Good Luck!
