We have gone sightseeing with our 28' Class C many, MANY times with no toad. We simply rent a car when we get someplace we want to explore extensively.
Look on your list of "places to go": if it's a National Park, you'll want a car because the interesting spots to see are often too packed with other cars to get a MH into; plus there tends to be narrow twisty roads. Naturally, any big-city exploring will require a car.
Otherwise, sightseeing with a small MH just requires a bit of forethought: grab the groceries you need while you're on the road - NOT after you've arrived at the RV park. Keep set-up at the RV park to a minimum: a small ground mat and a couple of chairs. Use microfiber towels, which dry much faster if hung inside the RV.
We also have a 5th wheel trailer; but IMO, nothing is easier to sightsee with, than a small motorhome. Just pull into your campsite, hook up electric and water - and you're all set. Dump the tanks before you leave and you're off to a new place!
