So I did know that the max towing capacity is 3500pounds. However to me that means what ever I am towing cannot exceed 3500 (excluding the weight of the car)
Is that right?
Or is the 3500 max towing capacity including the car weight itself.

I have a lot of tools/materials in my shed I can get the interior into better shape.
Without knowing the exact weight of this. Limiting what I would put into (mainly a bed, possible stove and some storage) do you think that size/shape would be towable without knowing the exact figures yet.
