Let me address just the 40 sq ft. A vehicle is about 8 feet wide. That means for 40 sq ft, it can not be over 5 feet tall.
OR
Folks are 6 feet tall, so a trailer must be at least 7 feet tall. That means it can not be wider than 5.7 feet. If the trailer is 8 feet tall, it can't be wider than 5 feet.
The minivan is a no go, no matter how you figure it.
